A pre-application hearing regarding a proposed Taco Bell in Greenway Center was held on Tuesday, August 4 with 10 members of the public attending. The new Taco Bell would cover half an acre and include a drive-through window. Although the area is in the Commercial, General and Office Zone, the presence of a drivethrough triggered the Special Exception application and associated public hearings.
The meeting was led by Matthew Gordon of Selzer Gurvitch Attorneys at Law, whose firm is handling the permit applications, and Matthew Pohlhaus of IMEG corporation, whose firm is conducting the site design. Also in attendance was Michael DeGennaro representing Combined Properties, the owners of Greenway Center.
The new Taco Bell would be located in the northeast section of the shopping center, just south of Greenbelt Road, and use
existing water and sewage lines. The building itself is planned for 2,115 square feet with a total footprint of 0.52 acres. The applicants are considering walkways that would connect to the bus stop on Greenbelt Road and to the rest of the shopping center. The drive-through would have enough room for 10 cars to be in line at the window.
DeGennaro felt that a Taco Bell would make good use of the space and help attract new tenants.
Local resident Bill Orleans asked about the walkways and was told that it would be a small connection to the bus stop and, likely, to the shopping center as well, but details were not available.
Gordon said that he hoped to file the Special Exception application in September and that further public hearings would occur in 2027 including with Greenbelt’s Advisory Planning Board and council. It may take up to a year for all the required permits to be granted with actual construction taking four to five months.
